IPM GROUP is owned and operated by Mighela Cochran. Working as a Realtor in Amador County and having observed the level of service given in the Property Management industry, she decided to create a company that raises the bar for Property Management Companies alike. As a member of the National Association of Realtors, Board of Realtors/Amador County, Chamber of Commerce, Better Business Bureau and the Residential Housing Association, the highest level of service and ability is assured for all of her clients.
IPM GROUP offers personalized service to its customers. We have made a deliberate decision to restrict the number of properties under management to ensure that this service can be maintained with the highest level of quality. What this means for our clients is that you are effectively dealing with the principle of the company rather than employed property managers who come and go, as in so many of the larger Property Management Companies.
IPM GROUP personally attends to all aspects of the management of properties. We do not 'sub contract' any areas of the process i.e. IPM GROUP finds a tenant for your property and does not engage other companies or individuals to do so.
IPM GROUP offers a full spectrum of Real Estate Services - Work with the owner of the company rather that "employed" property managers.

SERVICES OVERVIEW
RENTAL ASSESSMENT - If you are interested in our Property Management Services, we will inspect your property and give advice on its potential market rental value. The asking rent will then be set in agreement with the owner.
ADVERTISING YOUR PROPERTY - We will advertise the property for rent and show potential tenants through the property. Advertising is done in local papers, on our web site, on various rental web sites, local businesses and where appropriate, with corporate relocation specialists. Owners are expected to place their own personal ad in one of the local papers at their own cost (a discount is available through the Ledger Dispatch for all IPM Group clients).
SHOWING PROPERTIES TO PROSPECTIVE TENANTS - We personally show tenants through the property by either appointment or set open viewing.
TENANT SCREENING - We screen all tenants before renting to them. Potential tenants are required to complete application forms and we then conduct reference and credit checks. If this is completed to our satisfaction, we then offer the property to the tenant. Upon acceptance, the tenant will provide funds for the first months rent along with the security deposit, before the property is withdrawn from the "available for rent" list.
TENANCY AGREEMENT & PRE-TENANCY INSPECTION - This is completed with tenant prior to move in, as well as walk through, prior to move out. In addition, we provide digital pictures of the property for your records at no additional charge.
SECURITY DEPOSIT COLLECTION - We collect a security deposit on each property which is placed in a Trust Account. Security deposits are not released back to the tenant until a final inspection has been carried out and we are satisfied the property has been left in clean condition with no damage. All rent money has been paid and keys to the property returned.
RENT COLLECTION & MONITORING - All rents are paid to us by personal check or money order. Rents are checked on a daily basis. Should a rent payment not be made on the due date the tenant is telephoned and a formal 3-day notice to remedy is issued.
REGULAR PROPERTY INSPECTIONS - The property is inspected, with the tenant in attendance, prior to the tenancy starting. Regular inspections are completed during the tenancy at 6-month intervals (should an inspection identify any issues requiring the tenant to put right, a letter is issued to the tenant and a follow up inspection is completed in 14 days). The property is inspected shortly after the tenant vacates the property and prior to any security deposit release.
DISPUTES & MEDIATION - We partner with Real Estate Risk Management for a minimal fee, per tenant contract, to provide legal protection to our clients.
MAINTENANCE - IPM GROUP works closely with select tradesmen for the handling of all maintenance repairs, upgrades, cleaning and landscape services.
FINANCIAL STATEMENTS - We provide monthly financial statements, detailing rents collected and payments made on your behalf. These are mailed to the owner of the property along with the monthly monies due.
PROPERTY SALES - We also have licensed Real Estate Agents who can assist you in the purchase or sale of rental / residential property(ies).

FEE STRUCTURE
Placement Only - A placement fee of 1/2 of one month's set base rent to be deducted from first month's rent collected.
Placement and Monthly Management - A placement fee of 1/2 of one month's set base rent to be deducted from first month's rent collected and a 10% maintenance fee each month thereafter to be deducted from rent collected.
We work with several major local companies/industries in the area for relocations and term/contract employees. We also advertise using local newspapers, industry networking and our website. IPM GROUP is a complete management service company that is capable of handling it all for our clients, from renting, management, maintenance emergencies, repairs and the purchase and sale of real property.
